    What is the MLS?

The Multiple Listing Service (MLS) is a regional database that markets residential or commercial properties for sale to licensed real estate representatives. Each area has a distinct MLS that is utilized by local property agents and is only available to these agents. Once noted on your regional MLS, your residential or commercial property might feed (depending on area) to numerous nationwide real estate sites, such as Realtor.com, Zillow, Trulia, Yahoo and more. The direct exposure you get on the MLS is incredible! (Countless property representatives through your local MLS and countless possible purchasers through the web.)

How does the MLS plan work?

Once you sign-up for the MLS Package, the listing broker for your location will email you the additional paperwork needed by the MLS. Once the types have actually been submitted back to the listing broker, the residential or commercial property is noted and designated a MLS number. The listing broker will list your residential or commercial property on your regional MLS for six months and at that point the service is offered and there are no refunds. Once noted in the MLS, you will be accountable for provings, extra marketing, open homes, settlements, and so on. Please click your state on the map for complete information in your location.

Will my contact details be posted on the MLS and on Realtor.com, Zillow and other public sites?

Your contact phone will be posted on the real MLS. The seller contact info is not allowed on any public site. By default, the listing broker's name and phone number will appear on your MLS listing along with the general public property sites, such as Realtor.com, Zillow, and so on. It will be the listing broker's contact information on the general public websites. FSBO.com, nor the listing broker, have any control over this or where possible buyer leads are sent. This is the exact same no matter which business you list with.

Does the MLS Package consist of any materials?

The MLS Package does NOT include any signs or products. You can see whatever that is included for your area utilizing the map above. Click your State on the map for full details on what is consisted of.

Yard Signs, Directional Arrows, Brochures, etc can be bought individually from the FSBO Store when your MLS order has been submitted. *** Please contact the listing broker before ordering extra supplies as particular MLS's have rules concerning signs and you may not be able to use a FSBO indication ***

When will my MLS listing post on Realtor.com and the other sites?

In many areas, your MLS listing will feed through to Realtor.com and the other sites within 1-3 company days after being active in the MLS. Realtor.com pulls limited details from the MLS and in some cases takes a couple of days to pull the image. The listing agent has no control over for how long it requires to feed through to Realtor.com. Also, specific residential or commercial property types will not feed through to all of the sites. Please contact the listing broker before sending the MLS documentation.

Will I be able to retain control over my listing on Zillow if I list my residential or commercial property in the MLS?

No, once your residential or commercial property is active in the MLS you will not keep control of your listing on Zillow or any other sites that pull their data from the MLS. This runs out our control as this is an automatic feed from the MLS. Once your are listed in the MLS you are technically no longer a FSBO so your Zillow listing will go from For Sale By Owner to For Sale (with a listing agent).

If your MLS does not work together with these sites then you will need to manually add your listing. Unfortunately, we have no control over this. It is complimentary and just takes a few minutes to do this. Here are the instructions ...

Enter your residential or commercial property address on Zillow. Click the link to see your residential or commercial property information. Next to the map click the button next to "More" that has an arrow pointing down. From there you can "Claim This Home" so you can edit the residential or commercial property information and likewise "Post for sale free of charge".
